Our method includes the use of Proprietary Maximum Purchase Price worksheets to determine if a property is worth pursuing. This calculated approach helps us determine several important factors, like the retail value of the property, the price at which we will be able to purchase and remodel it, and the likely net profit the company will realize when we resell.

Our flips start from the wholesale acquisition process, which we always approach in a careful and calculated manner. Ultimately, we decide what properties are worth it rather than wasting time and energy chasing each one we see. Due to realistic marketing conditions and resale pricing expectations, we do not engage in bidding wars that may decrease our bottom line.
With a foundation rooted in resisting pricing pressure increases and securing a net profit upon purchase, we can depend on the following during the flipping process for an estimated 30% ROI:
- Tested marketing strategies.
- Using knowledge and experience to determine ARV.
- Ensuring all comparable sales in the area are suited for the resale of an investment property.
- Keeping interior designers in tandem with in-house contractors to ensure smooth layout changes.

Plans for the Future

Expansion & Growth
WEC Investments is currently based in the Canadian housing market. To keep on the course of expansion and growth, we plan to extend our services from our home base in Ontario to the United States, specifically South Florida and Texas. Our experts have noticed an increased attraction to these areas, with many Americans relocating there for more affordable yet luxurious lifestyles.
In addition to expanding to other locations, we plan to focus growth within the key areas of our industry:
Using limited cash to finance properties. Purchasing properties at a low price is a core principle of our company, and buying out of pocket is what allows us to do that. We’ll continue to polish our techniques in using lowdown bank loans, investor loans, seller-financed properties, and ‘Subject To’ financing.
Leverage. We have found that we’re able to better leverage properties by removing equity from them. To do this, we can refinance the property or set up a line of credit on it to purchase another property. Leveraging requires extensive research and expertise in risk management, but growing in this sector will greatly increase net profits.
Appreciation. We recognize that the power of appreciation is a major factor in buying and holding income properties. Whether through a mortgage or rental payment, the company will see an increase of positive cash flow on the property over time, increasing equity for investors.
